A couple of key points for this meeting and in this mailing are: the 2021 budget, and the election of officers for which the Association needs volunteers. These are crucial items that require your attention and your vote. If you cannot attend the meeting, you can still vote! Enclosed you will find a form to nominate yourself or your neighbors to the Board of Directors as well as a proxy form to vote on all of these key points.

Please fill out and return these forms to us no later than Thursday, November 6th. Nominations will also be taken from the floor.

The attached Resolution and Letter describes the bases for the Board’s approval of these documents. The Board now seeks Owner consent to amend the Declaration as proposed. The current Declaration requires approval of Owners having a majority of the total votes in the Association (expressed as 51%) to amend the Declaration, so please attend the meeting if you have any questions. To make sure that Bylaws consistent with the new Declaration are adopted, the Declaration provides that the Board may adopt the initial Bylaws, but thereafter, the Bylaws may only be amended as provided in the Amended & Restated Declaration.

If you do not have any questions and approve the form of the documents, you may turn in the enclosed Written Consent form at any time prior to the voting deadline of July 1, 2021. If you have misplaced your copies of the proposed documents or the Written Consent form, you can request additional copies by e-mailing the Association’s Managing Agent at info@vismangement.com.

This meeting is informational only. A vote will not be taken at the meeting, but you may turn in the Written Consent form at the meeting if you wish. The purpose of the meeting is to provide an overview of the Board’s reasons for proposing Amended and Restated documents and to answer any questions you may have about the amendments.
